Wales Planning Board unanimously approved its April meeting minutes and tabled action on a brewery proposal and property-frontage adjustment. Chair Jason Oney and members Zachery Berry, Sarah Ryan, and Samuel Champigny reviewed the pending sale of the Wales Irish Pub to new owners planning a brewery with outdoor entertainment; the existing 2022 Special Permit is transferrable but expires if the property sits unused beyond August 4, 2027. In separate business, owner Kevin Eagan seeks approval to transfer 43 feet of road frontage from 13 Walker Road to his adjacent 9 Walker lot to satisfy zoning requirements; the board deferred the application pending a survey and driveway-feasibility study to resolve whether vehicle access can satisfy town standards off a different public road than the legal frontage.
